You will need a deposit, unless you are providing alternative equity. As well as your deposit, other property acquisition costs may include:
- Government stamp duty on the transfer of title
- Government stamp duty on the mortgage
- Registration costs for both the transfer of title and the mortgage
- Title search
- Valuation fee
- Solicitors' and legal fees (may be up to $800 - depending on your solicitor)
- Lender's loan establishment fee (varies considerably between lenders)
- Mortgage lender's insurance (if you need to borrow more than 80% of the purchase price)
- Home and Contents Insurance can be arranged through CrediFlex Finance
- Strata title inspection report (for home units)
- Council rates (adjusted for time of ownership)
- Building and pest inspection report
- Moving costs (removalists)
Your Broker may charge a Brokerage. Make sure that you are aware of the charge before you proceed. The broker MUST declare the charge to you upfront. (NOTE**- CrediFlex Finance does not normally charge brokerage for straight forward Home Loans. Charges may occur for time consuming Home Loans and most Commercial transactions).
